1. Property evaluation

We start by conducting a free evaluation of your property to determine its rental value and market appeal. Upon instruction, this would then include taking professional photos, measuring the property, and gathering details about its features and amenities. We will then provide you with a report outlining the factors that went into our determination and make recommendations so you can make an informed instruction about the best way for us to rent out your property.

2. Marketing and advertising

Once we have a clear understanding of your property, we use a variety of marketing channels to advertise it to potential tenants. This includes listing it on our website, promoting it on social media, and if needed utilizing local advertising channels such as newspapers and real estate listings. We also use targeted marketing strategies to reach potential tenants who are looking for a property like yours. Our marketing team will create a bespoke marketing plan that is tailored to your property and your target audience.

3. Tenant screening

To ensure the safety and security of your property, we carefully screen all potential tenants. This includes conducting background checks, verifying employment and income, and checking rental history. We also carry out credit checks and reference checks to ensure that your tenant is financially stable and has a good rental history. As part of this process we also carry out the statutory checks to ensure the ‘Right to Rent’. Our team takes the time to understand the needs and requirements of each tenant, so we can match them with the right property.

4. Rental agreement and management

Once we have found a suitable tenant for your property, we can handle all aspects of the rental and management process. This includes preparing the Rental Agreement, collecting the security deposit and rent payments, and handling any maintenance or repair issues that may arise during the course of the tenancy. We also provide ongoing support and guidance to both the landlord and tenant throughout the tenancy, to ensure that any issues are resolved quickly and efficiently. The extent of this service will depend upon which one of our service packages you have opted for. We offer a range of services, including fully-managed, rent collection and tenant-find only.

5. Periodic Inspections

If instructed to fully manage your property we will carry out an initial three month post-letting inspection followed by six-monthly periodic property and inventory inspections in order to provide you with a comprehensive report. Our inspections are designed to ensure that the property is being well-maintained and that any issues are identified and resolved quickly. We also provide detailed inventory reports that document the condition of the property and its contents at the start and end of the tenancy.
