If you’re an experienced landlord and you know exactly how to handle the day-to-day management of your property, Hunter Mason’s Tenant Find option will be perfect for you. It’s a service for landlords who wish to administer their rent, fully manage themselves and deal with the repairs and maintenance themselves.

Hunter Mason will market your property following our initial visit, arrange accompanied viewings, find a suitable tenant for your property, and run a full tenant and referencing check. The property will require a valid EPC; Gas Safety Certificate and Electrical Test Certificate in line with statutory requirements.

Once a tenant has been checked into the property you will be provided with the Assured Shorthold Tenancy agreement, standing order mandate, tenants security deposit and balance of payment. Your tenant will be in receipt of the property inventory (providing you have given consent) which they should return to you within seven days.

What does the landlord do?
The landlord will do everything beyond the initial set-up of the tenancy. This includes:
Dealing with maintenance issues
Collecting rent and chasing arrears
Conducting regular property inspections
Issuing notice to the tenants
Negotiating the return of the deposit and any monies owed by the tenants for damages

N.B. There are currently 129 Acts of Parliament or statutory regulations which impact partly or wholly on the private rental sector. A Landlord should have a basic understanding of all their legal obligations before choosing this option.

FEES: Our standard fee for this service is 7% (Plus VAT) of the first Assured Shorthold Tenancy (AST) term, with a minimum charge of £550..

Rent Collection

Hunter Mason’s Rent Collection services are ideal for landlords who prefer to be a bit more hands on with their investment.
It includes all aspects of tenant introduction service but also includes:

  • (Unless advised otherwise) register the deposit with The Deposit Protection Service (DPS).
  • Collect the rent paid on a monthly basis.
  • Provide the landlord with a monthly statement.
  • Pay the balance to a nominated account via internet banking.
  • When required submit 7, 14, 21 & 28 day late rent notices.
  • Where applicable negotiate rent reviews.
  • Arrange and complete tenancy renewals.
  • Attend the check in and check out and report on request.
  • Notify when needed and arrange (with consent) renewals of EPC, Gas Safe and EICR certificates.

Provided we have attended the check in and check out then also:

  • Notify utility companies of new tenants and submit meter readings as well as help you with the process checks.
  • Submit claims and evidence to DPS at the end of the tenancy if necessary.

What does the landlord do?
In the rent collection service the landlord has full responsibility for maintenance issues, responding to calls from tenants regarding repairs or damages. The landlord also negotiates with the tenant over the deposit at the end of the tenancy.

FEES: Our standard Rent Collection Fee is 8% (Plus VAT) of the rent receivable under the Tenancy Agreements and any extensions thereto, paid monthly by way of deduction from the monthly rent received. Fees and accrued fees will be deducted from the balance prior to payment being made.

Fully Managed

Our Fully Managed option is the most popular service for Hunter Mason’s landlords, as it covers everything, so you can sit back and relax (or focus on your day job). It includes all aspects of the two previous services but also includes:

  • Interim inspections and reports.
  • Arrange property/building maintenance issues to be rectified.
  • Pay contractors on your behalf.
  • Arrange for any maintenance issues if a managed property is empty for a time between tenants.

With the Fully Managed service, we’ll carry out thorough property visits, taking photographs at every visit to create an in-depth inspection report. Each report will provide both you and your tenant(s) with an accurate record of the property’s condition, to help reduce the chance of disputes at a later date.

Hunter Mason’s Property Managers are highly experienced, and dedicated to caring for a portfolio of properties. This means they can spot maintenance issues before they become serious or cause damage. And by ensuring issues are dealt with promptly, potentially more serious problems are nipped in the bud, thus avoiding the need for more costly repairs later.

What does the landlord do?
Under this service the Landlord has no management or property maintenance aspects to arrange. This is our recommended service for property owners. We look after every aspect of the letting management process and act as the main point of contact for your tenants. This is ideal for landlords who don’t have the time to manage or live too far away from their property.
